The Company

One Fell Swoop is a specialist seniors’ living services company that partners with village owners to develop, market, sell and operate retirement communities across Australia. We are expanding our operations portfolio and are contracted to open and operate two brand new, boutique retirement villages in Melbourne — the first in Ringwood, followed by a second in Preston. This is an exceptional moment in our growth, and we are looking for an outstanding Senior Village Manager to help us bring these communities to life.

The Role

This is a rare and exciting opportunity for a highly experienced retirement village professional to step into a genuinely career-defining position. In the first stage of this role, you will lead the operational commissioning and opening of the new Ringwood village, before transitioning to the ongoing dual-site management of both Ringwood and Preston once the second village opens.

Reporting to the Partner, Seniors Living Operations at One Fell Swoop, the Senior Village Manager will be responsible for delivering all aspects of village commissioning and operational management — establishing high standards of resident experience, staff engagement, financial performance, and regulatory compliance from day one.

This role offers a seasoned village manager the opportunity to make their mark on two brand new communities, build a team and culture from the ground up, and contribute to the growth of One Fell Swoop’s operations portfolio.

Key Role Responsibilities

New Village Commissioning:

  • Lead the operational commissioning and opening of the Ringwood village, followed by Preston
  • Implement village operational plans, readiness frameworks, and opening timelines
  • Coordinate pre-opening activities including staffing, procurement, systems setup, and operational documentation
  • Work collaboratively with development, sales, marketing, and finance teams to ensure seamless village launches
  • Recruit, induct, and train village teams for both new openings
  • Support initial resident move-ins and community establishment to deliver a positive first experience

Ongoing Village Operations:

  • Manage resident services, wellbeing programmes, and community engagement activities to create a lifestyle experience and culture that meets the highest standards of independent retirement living
  • Manage the operational performance of both villages in line with company policies and Victorian legislation
  • Prepare and manage village operating plans and budgets in consultation with head office and residents’ committees
  • Ensure compliance with the Retirement Villages Act 1986 (Vic) as amended, including the 2025 reforms and all other related legislation
  • Support the Sales Manager with enquiries, village tours, and prospective resident engagement
  • Maintain both villages in optimum condition through proactive maintenance and asset management
  • Recruit, lead, and develop on-site staff and contractors across both villages

Key Personal Requirements

  • Minimum 5 years’ experience as a Retirement Village Manager with a proven track record — multi-site experience highly regarded
  • Experience in commissioning or opening new retirement villages strongly preferred
  • Thorough understanding of the Retirement Villages Act 1986 (Vic) as amended, including the 2025 reforms and all other related legislation
  • Demonstrated ability to lead, motivate, and manage teams across multiple sites
  • Excellent interpersonal skills including communication, empathy, and negotiation
  • Sound business acumen and tertiary qualifications in a related field (e.g. hospitality, nursing, marketing, or similar)
  • Experience in retirement living sales and re-sales preferred
  • Highly self-motivated and proactive, with strong attention to detail
  • Current driver’s licence and willingness to travel between sites
